Simply, a portion of the interest payable monthly is paid by the client and the balance of the interest payment is added to the outstanding balance of the loan. The portion of interest payable by the client increases over the first 5 years, with the option to restart at the lowest possible payment after two years. If the property value was to remain the same over the five year period then the maximum loan to value ratio would increase from 80% at start to approx 89%.
